A property can show accounting profit and still be a poor use of capital.

That's why I look beyond the tax return.

How effectively is the equity invested in the property producing a return?

Are you taking advantage of the deductions, depreciation and tax strategies available to you?

Is the property's debt structure helping or hurting the overall investment?

Appreciation
How does expected appreciation affect the long-term return?

Disposition
What happens tax-wise and financially when you refinance, sell or exchange the property?

The objective is to connect all of these pieces along with your full financial picture rather than look at each one independently. But, if you don’t understand the underlying economics of a real estate transaction as a CPA, you can’t be effective on the tax side of the transaction.
